In comparison to the year 2017, the purchase and investments into the commercial real estate in Prague, the Czech Republic, have shortened during the 2018 to 2,8 billion EUR (72,5 billion CZK). Nevertheless, the share of the Czech investors has increased and makes two-thirds by now. From the overall volume of all investments into the Czech Republic, the 60 % of the trades in purchase of commercial real estate fell on to Prague. Although the overall volume of the trades decreased, their amount still remains the same (as compared to 2017). Therefore, we cannot talk about the decline of interest in the commercial real estate in the Czech Republic. Moreover, this market is still active, and the interest of investors still remains high. The Czech Republic becomes well-developed, stable and predictable market for investments. As compared to 2017, the Czech investors have doubled their investments into the commercial real estate in the Czech Republic.
The demand in 2018 was mostly made by the office centers in Prague and shopping malls throughout the Czech Republic. Interest in the office centers was caused by their stable load and high demand for office space.  In 2018, there was only 6,1 % of free spaces in Prague (in 2015 it was 16,8 %). 
The demand in investment in the shopping malls primarily lies within the interest in expansion of retail space among the largest international retail chains companies, and for investors in commercial real estate the main factors are long-term rental contracts (5-10 years), timely payment under contracts and small expenses on the management and maintenance of such objects. For the same reasons, banks provide funding for such projects.
